According to its author, an independent mortgage consultant, this work is ``more than a book about mortgages or arithmetic techniques. It's an overall philosophy-the Zen of homeownership.'' Cunningham discusses the equity aspects of a mortgage and explains the strategy of principal acceleration, which eliminates the ``lazy debt'' portion of a long-term mortgage and enables the homeowner to build a nest egg for retirement. He also analyzes the emotional and economic aspects of homeownership throughout history and in today's society, and he provides ``coffee breaks'' or exercises in personal financial planning for mortgages.
